  Fifteen Maitland Place isn't as bad as it looks. Though no one would ever argue that this hulking downtown development is a beauty, it does make some interesting and sensitive gestures to its surroundings.

  To begin with, the least attractive element of the project, the vast 20-odd-storey slab that faces north onto Maitland Place, is situated south of the playing field of Jarvis Collegiate, where it interferes minimally with the environment.

  It's unfortunate, too, that the brick used in this mostly masonry development was beige and undistinguished. The actual architectural input was obviously kept as low as possible; the complex looks assembled more than designed.
