    A Hong Kong businessman is Canada's newest King of the Castle – and he didn't even have to stand in line to buy his $25 million penthouse suite.

    The unidentified buyer set a new benchmark for the country's priciest slice of downtown residential real estate this week when he bought the 7,500-square-foot suite at One Bloor East.

    The building's 592 units were such a hot commodity that shoving matches broke out between irate brokers wanting to be first through the sales room door.

    Architect Roy Varacalli says the penthouse takes up the entire 80th floor of the $450 million skyscraper, giving its owner an "absolutely spectacular" 360-degree view of the city.

    The top three floors are set aside for top-of-the-heap suites. The two penthouses on the 79th floor have been the subject of $9.5 million offers.

    Down on the 78th floor, three penthouses are still on offer for a mere $5.5 million to $6.5 million.

    Trump Tower currently claims to have the tallest condo spire on the drawing board, at 281.88 metres spread over 57 storeys. One Bloor East is to have the same number of stories in a slightly smaller package at 276 metres.

    Apartments start at 585 square feet. The first three storeys are to feature retail space, with floors above that to include common areas and hotel rooms.

    But the Aura Tower already has some competition in the height sweepstakes. Bazis International, a Kazakhstan-based development firm, is planning a condo tower at One Bloor Street East that could be higher, a "whisper-thin" 80-storey condominium tower and boutique hotel.

    But while Bazis says it has approval from the city to build to 227 metres, the builders want to go up 278 metres and are trying to convince council to approve the extra height. The company now wants to build a 248-metre building, with an additional 20 metres for a "mechanicals penthouse" and 10 metres more for eight "architectural fins" but only filed its application for a zoning change and site plan approval last week.

    Sales officially launched Tuesday morning, ranging from $355,000 to more than $2-million for pre-registered potential buyers, with sizes ranging from 540 to 2,110 square feet (excluding lanai space). A large majority of the suites, even the smallest ones, have lanais and balconies.

    In a city afraid of heights, the advent of an 80-storey condo tower can be counted on to set off howls of outrage.

    Yet if history is any indication, once the screaming has subsided, Torontonians will be lining up to buy units in One Bloor East.

    The $450 million project on the southeast corner of Bloor and Yonge will get underway at the end of the year when the leases in existing buildings expire. Demolition will start and after that, by next September, construction.

    The developer, Bazis International of Kazakhstan – yes, that's right, Kazakhstan – has no qualms about investing in the Toronto condo market.

    The new 275-metre skyscraper, tall, skinny and sleekly sculptural, will include shops at street level, an eight-storey hotel and residential above. Sitting atop a three-storey glass podium, the tower will become a midtown landmark.

    Moving on in the face of change and urban renewal can be difficult. In the case of about 20 businesses at the southeast corner of Yonge and Bloor Streets, the prospect of relocating has suddenly become all too real.

    Bazis International of Concord is scheduled to construct a 79-storey complex at the site and intends to start demolition in December. And so recently it sent out lease-termination notices. That's when reality set in.

    The project will cost close to $500-million and will include 450 condos, a 120-room, five-star boutique hotel and a number of retailers. Although no names for the hotel and retailers have been finalized, Bazis has decided on the price range for its condos: $300,000 for a one-bedroom unit to over $2-million for a full-floor penthouse of close to 10,000 square feet.

    If a proposed condo development at the corner of Yonge and Bloor becomes a reality, it would not only be the country's tallest residential tower but also a bold new symbol of urban living.

    That's precisely why city Councillor Kyle Rae lauds the proposal from a Kazakhstan-based developer to build a tower nearly 80 storeys tall at 1 Bloor St. E. at the intersection's southeast corner.

    The City of Toronto had already approved a 60-storey building at the site, to be built by Nastapoka Holdings, four years ago.

    Rae claims the originally approved height of 205 metres will not change.

    According to the website, 1 Bloor E. will comprise 79 floors, above and below ground.
