The little Toronto enclave marked off by Davenport and Spadina Rds. just north of the railway tracks is a long way from Montevideo, Uruguay.
But the art deco legacy in that South American capital has served as inspiration for Madison Lofts, a condominium project that has its grand opening today and is set to transform the midtown neighbourhood.
At least twice a year, architect Paul Northgrave, the designer for Burnac Corp.'s development on Macpherson and Madison Aves., travels to Montevideo, where he splits an apartment with his brother, Canada's former ambassador to that nation.
The massive four-storey columned concrete structure will be retained, but two floors are to be added, and Northgrave has designed a new skin, combining large industrial-style windows with art deco lines.
Northgrave's firm designed the largest loft conversion ever undertaken in Toronto: the former Sears warehouse, now the Merchandise Building on Dalhousie St.
But Madison Avenue Lofts, with 211 units, has had its own share of problems.
Northgrave brokered a compromise in what he deemed tense negotiations. Now plans for the block include 13 townhouses in an arts and crafts style, inspired by local home designs, and a new 100-unit six-storey condo.
The common areas and suite finishes were designed by award-winning II BY IV Design Associates.
