The St. Clair On The Avenue project involves transforming what was an eight-storey office building into a 10-storey luxury condo with 20 units.
"With new construction, you start from the bottom and work up," says Dino Rusciolelli, site superintendent for the development. "But when you're removing the building envelope like we are here, you need to start from the top and go down, because everything is sitting on top of something else."
Located on St. Clair Ave. W. between Yonge St. and Avenue Rd., the building has a structural system of concrete columns and walls. The building envelope (the exterior walls) consists of pre-cast concrete panels welded to the structure with large steel clips.
"We fasten them real tight," says John Whitty, owner of Northstar Cutting & Coring Corp., a demolition subcontractor on the project. "Then I torch the steel clips that are holding the panels in place, and we peel them off from there."
Design work for the project was done by Page + Steele Architects Inc. Construction began in April and occupancies are expected to begin in fall 2006.

Stan Grossman and the Vranich family are set on changing that. The developers have launched a 20-unit residence -- called The St. Clair on the Avenue -- in Forest Hill, one of the city's most up-scale neighbourhoods.
The small number of units in the 10-storey building has been a strong selling point, along with the reputation of the developers and the project's location in Forest Hill, which is near Yorkville and a range of shops, gardens, galleries and eateries.
The residence, designed by Page + Steele Architects Planners, will replace an office building. The façade will be sleek and modern, with grey/blue steel and green/blue glass offset with faceted terraces and brushed stainless-steel planters.
Chapman Design Group will shape the lobby with exotic wood walls and art deco accents, and employ an amber and butter colour palette.
