    Cadillac Fairview Corp. Ltd. will announce today that it is ready to start building a new tower in Toronto, ending a 14-year drought in major downtown office construction in Canada's largest city and kicking off an expected wave of activity in that market.

    The new tower will be located west of the financial district at Simcoe and Wellington Streets and will be built as part of a new Ritz-Carlton hotel and condominium project that will rise beside it on the site.

    Plans for this latest building were outlined by Cadillac Fairview last fall in a bid to get the jump on rival projects. They call for a 48-storey, $400-million project with 1.2 million square feet of space, slightly smaller than the city's current bank towers. More details of the project are expected in an announcement from the company this morning.

    Toronto's flourishing office market is getting a bold vote of confidence from Cadillac Fairview Corp. Ltd., which announced plans this week for a $342 million (U.S.) tower near the city's financial and entertainment districts.

    The city's extremely low Class A vacancy rate, which is hovering between 5 percent and 6 percent, is the key catalyst for the development, a spokesperson for Cadillac Fairview said today. "The reason we were so confident in doing this announcement is that we are very confident that we will have a tenant on board in early winter," the spokesperson said. Cadillac Fairview plans to kick off three years of construction on the 48-story, 1.2 million-square-foot tower in mid-2006.

    The tower will rise just to the east of the 53-story Ritz-Carlton Hotel and Residences, a $300 million (U.S.) project announced in April. In disclosing plans for the new office tower on Monday, Cadillac Fairview also said that it would become a 40-percent partner in the hotel and condominium project, which will be Ritz-Carlton's first entry into Canada as well as Toronto's first five-star hotel. The development team believes that the close proximity of the hotel/condominium project and the office tower will generate synergy between the two properties, the Cadillac Fairview spokesman said.
