A mid-rise condominium is in the works for the Bathurst St. and Finch Ave. area.
Called Sophia, this building "will capture a European feel in a local community setting," says Joe Cordiano, principal of Cityzen Development Group.
Designed by Page & Steele Architects, Cordiano says balconies and terraces will be what make this glass and steel building so distinctive from the exterior.
With 184 suites, Sophia will be 10 floors, which is not "overwhelmingly large," says Cordiano. "We're trying to emulate a residential feel in a condo setting."
The remainder of the building will feature one-bedroom suites starting at 600 square feet, up to three-bedroom units with 1,500 square feet.
And by combining the 1,600 square foot penthouses, buyers can create extra large 3,000 square foot suites with customized floor plans. Prices will start at $189,900 and go to more than $500,000, with maintenance fees of 39 cents a square foot.

There's an abundance of both high-rise condos and single-family houses in the Greater Toronto Area, but Cityzen Group believes many potential home buyers are looking for something in between.
"There is enormous pent-up demand for a manageable, boutique-style alternative," says Phyllis Shapiro of Realty Partners Corp., which is handling the sales and marketing for the mid-rise development, called Sophia.
The 10-storey glass and steel condominium, designed by Page and Steele Architects, will be situated in the quiet North York neighbourhood at Bathurst Street and Patricia Avenue, just north of Finch Avenue West.
The first and second floors of the 184-unit building will include a mix of two-storey townhouses with up to three bedrooms and single-level suites with patios.
The sizes of all the other units range from nearly 700 square feet of living space with one bedroom up to 1,500 square feet with three bedrooms.
