  Penthouses and townhomes have just been released at Quay West at Tip Top on the waterfront.

  Built by Monarch Corporation, these new suites and townhomes are part of Quay West, a 364-unit condominium right on the lakefront.

  Mitchell describes the 23-storey building as "contemporary glass that complements the water's edge." There will be a nine-storey podium wrapping around three sides and on one side, the tower will rise above the podium. A landscaped courtyard will be seen from the lobby's entrance, as well as from many of the corridors, common spaces and some suites. A few suites will have direct access to this courtyard.

  The 12 penthouses range from 983 to 1,613 square feet and are priced from $489,990 to just over $800,000. The bedrooms are interior, so that the public rooms can take advantage of the expansive views.

  The one-day sale is offered to those who have registered for Quay West, which is the closest to Lake Ontario of the city's new condo projects. It is next to two waterfront parks, connected by the Martin Goodman Trail and will provide views of Coronation Park to the west and Queens Quay marina to the east. It's also close to Toronto's Music Garden and Queens Quay Terminal with its variety of shops.

  "We just really wanted to celebrate this site by doing something special for people who had registered," says Linda Mitchell, vice-president of sales and marketing, highrise for Monarch. The modern glass 23-storey building will include 364 tower suites as well as two-storey townhouses along Stadium Rd., and the park.

  It won't cost a fortune for a view of Lake Ontario at Monarch's latest condominium project, according to the developer's vice-president of high-rise sales and marketing.

  Suites at the waterfront project, Quay West at Tip Top — on Stadium Road, just east of Coronation Park — will be affordable for many buyers, Linda Mitchell says.

  The contemporary building will have a 23-storey tower and a nine-storey, L-shaped podium, and the suites will feature floor-to-ceiling, wall-to-wall windows. "There's a certain allure and tranquillity to looking over the water," Ms. Mitchell says, and many residents will be able to take advantage of the views from their living rooms, dining rooms and kitchens.

  There will be 364 units, ranging from studios to two-bedroom models, some with dens, as well as two-storey townhouses at ground level. Outside, there will be a landscaped courtyard.
