The Toy Factory Lofts are in the midst of demolition and cleanup, with careful collaboration between the developer and specialized engineers to incorporate new construction while preserving the beauty and heritage of the old factory.
There are always challenges involved in retrofitting a building, but these are outweighed by the benefits potential residents enjoy, says Mark Mandelbaum, president of Lanterra Developments, which is developing the site in Liberty Village, near King and Dufferin Sts.
"With new construction, there is excavation for a basement," he says. "We didn't have to do this. It's a trade-off when you work with an existing building. It is definitely more challenging construction than new construction."
To ensure that the project is able to meet these challenges, Mandelbaum says they chose Lomax Management Ltd., a construction company with a strong track record when it comes to redeveloping older buildings.

To handle the redesign of this historic site, Lanterra Developments contracted the architecture firm of Quadrangle. For the interior spaces, including lobbies, amenities spaces, corridors, and model suites, it hired award-winning design firm II By IV.
The building will contain units ranging from 689 to 2,120 square feet, with prices starting at $199,900.
Each suite features high-end Italian Scavolini kitchen cabinetry, new warehouse style windows with a panoramic view of the city, and ceilings a minimum of 10 feet (up to 18 feet).
