VERVE: North side of Wellesley St., between Jarvis St. and Sherbourne St. Builder: Tridel Corp. A 39-storey, 344-unit glass and precast concrete point tower and an adjoining seven-storey building with 86 loft units. Prices: tower, from $229,000 for 642 sq. ft. to $596,000 for a penthouse with 1,686 sq. ft. Lofts, from $232,000 for 614 sq. ft. to $537,000 for a two-storey loft with 1,404 sq. ft. Fees: 35 cents per sq. ft., plus hydro, water and heat.
Amenities: On rooftop of the loft building will be an outdoor pool, terrace, barbecue area and whirlpool. Inside the tower will be a party room, billiards room, dining room, theatre, 24-hour concierge, meeting room and extensive fitness area with cardio/weight room, yoga room and aerobics room. Sales: over 70 per cent sold. Status: construction to start late this summer. Occupancy: winter 2008.

The Verve condominium's name reflects the vibrancy of its neighbourhood at Wellesley Street East near Jarvis; the building itself will embody it.
The boutique hotel-style Verve by Tridel will consist of a 39-storey tower and a seven-storey loft building, connected by a two-storey lobby with translucent light panels that change colours throughout the day.
Since the 430-unit residence was launched in June, nearly 200 suites have been sold, mainly to singles, young professionals and first-time buyers. "They probably work somewhere in the downtown core and their entertainment is in the downtown core," Mr. Ritchie says. "So, why not just live there?"
About 86 of the units will be lofts, complete with open-concept plans, 10 to 13-foot ceilings and sliding barn-style doors. They are available in designs ranging from one bedroom to two bedrooms with a den. Some suites have two-storey plans, and all include a balcony or terrace.

The two condominium projects that Tridel has registered for LEED certification are Renaissance, a seven-storey building to be located in Richmond Hill, and Verve, a 39-storey tower and a seven-storey mid-rise, planned for a site on Wellesley St.
erve, which will have 430 units, is the first highrise condo in the Toronto area to be registered for LEED and to date it's the largest residential project in Ontario to go for LEED.
